The revised application for development of 1960s building Conduit House into flats and shops seems likely to be given the go-ahead.

Mayfield Property Group purchased the building on Chiswick High Road from Imperial Tobacco Pension Fund last year. The site was acquired with planning permission in place for a new-build scheme spanning 35,000 sq ft and comprising 21 apartments, a ground-floor retail unit and a basement car park. The development value is estimated to be £25 million.

A revised application for planning was submitted to increase the number of residential units, with flexible commercial space (A1-A3), together with roof terrace, external gate, basement car parking, landscaping and associated works.

An application of similar scale was approved on appeal in June 2016 (00248/309-317/P8); however, the current scheme proposes an increase in units from 21 to 24 and an enlargement of the roof terrace.

Five objections have been received to the proposed application, including that the fascia is not in keeping with surrounding area;Roof terrace would result in excessive noise into the night time and overlooking ;Strain on local infrastructure ; Excessive scale of development ;Harm to the conservation area ; Reduction in outlook

While the application is still listed as Pending Approval, the Council planners say they are minded to approve, in light of the appeal which was of a similar size, scale and principle and the viability review.The residential element of the scheme was to be offered for sale off-plan and practical completion of the development is due in October 2019.

Conduit House was located over a parade of shops which originally included Domino's Pizza, a UPS postal delivery base and two restaurants.
