An application to redevelop the first floor of the former Jackson & Rye premises into a three bedroom flat has been rejected by planners at Hounslow Council.

The branch of the American-themed restaurant at 217-221 Chiswick High Road closed in July 2018 and has been vacant since then.

Permission was being sought for a flat on the upper floor leaving the ground floor as a restaurant. A local estate agent suggested that high rates and rents made it difficult to locate a viable business at the site as the upper floor didn't deliver sufficient revenue to cover the extra cost.

The first floor had previously been part of Jamie Oliver's Union Jacks restaurant and before that Villandry and then Ask Pizza and Pasta.

The planners' decision notices stated that the proposed flat would fail to provide an appropriate standard of accommodation due to the lack of external amenity space, and would therefore be contrary to Local Plan Policy. Also the proximity, would result in harm to the living conditions of
properties to the south along Linden Passage because they would be overlooked.

The accommodation proposed included two bedrooms, each with en-suite shower rooms facilities and fitted wardrobes, and a third bedroom with a fitted wardrobe. There was a further family bathroom. In addition, there was a large kitchen area and a separate lounge and dining area which was partially open to the kitchen. The flat was to be accessed from the ground floor onto Linden Passage via an existing door.
