Becomes most expensive house in W4 outside Chiswick Mall

A Grade II listed six-bedroom house in Bedford Park has sold for £4.4 million - the third highest price ever in Chiswick.
The property in Woodstock Road , which had been sold for £3.2 m in 2006, gained the distinction of recording the highest price in the area outside Chiswick Mall where river-fronting large properties regularly sell for multi-million pound prices.
For that amount, the new owner will get 3,700 square feet on a corner site in the heart of prestigious Bedford Park. The property, which has undergone some modernisation, boasts two receptions, a formal dining-room, kitchen/family room. The master-bedroom is en suite and there are three double bedrooms and bathroom on the first floor, and two double beds with bathroom on the second floor. The red-bricked house also has a walled garden on three sides. The sale was agreed in August and the total price was £4,450,000.
In another bumper sale , a property on Grove Park Road went for £3.1 million, the eighth highest price ever seen in W4.
The figures also show that in Chiswick, the average price of a property sold in the second half of 2011 was over £800,000. This compares to the average in the second quarter which was £660,000, but the latest figure is somewhat inflated due to the number of expensive properties sold. Higher priced homes do seem to be reported to the Land Registry more quickly. One-fifth of properties sold in the second half of this year went for over £ 1 million. Local agents expect that when figures are rounded up in the final quarter, Chiswick could well see average prices reach new levels.
In all , 98 properties were sold in the area since the end of June. Other big sales in the area included a house for £3.2m on Priory Avenue, and £ 2.9m on Dukes Avenue.
London was the only region in England and Wales to experience an increase in its average property value over the last 12 months according to the Land Registry. The average price rose by 2.1% to £348,686.
The national House Price Index shows an annual price decrease of 2.6% which takes the average property value in England and Wales to £162,347.
The most up-to-date figures available show that during June 2011, the number of completed house sales in England and Wales decreased by 13% to 54,776 from 62,714 in June 2010. The number of properties sold in England and Wales for over £1 million decreased by 28 per cent between June 2010 and June 2011, from 644 to 465.
