Spring sees fall in prices and volumes in W4

The latest official figures on the local property market suggest that both prices and volume are down since the spring.
The average sale price since the end of February has been £590,268 well down on previous levels and volumes have been relatively anaemic with on 67 properties reported as having changed hands during that period.
During the first quarter of the year the emphasis of buyers seems to have been on flats and prices of this type of property reached an all-time high earlier this year.
At the top end of the market demand has been more patchy. There have been seven properties sold so far during March and April for over £1million including a house in Homefield Road that went for £3,250,000, the tenth most expensive ever home sold in Chiswick.
The March data from Land Registry's flagship House Price Index shows an annual price decrease of 0.6% which takes the average property value in England and Wales to £160,372. London remains the best performing area in the country with prices rising by 0.7% to £343,522 over the same period although it is down on the previous month.
The most up-to-date figures available show that, during January 2012, the number of completed house sales in England and Wales increased by 13% to 42,511 compared to 37,584 in January 2011.
