Over the first 3 months of 2024, the Chiswick property market has witnessed a subtle shift; the year began with low property availability but as we move forwards, stock levels are rising, and quality buyers are returning to the market.

Signalling a revived inclination to purchase, the latest figures from the Bank of England reported that there has been an uptick in mortgage approvals, with a notable 40% surge compared to this time last year.

Whilst there has been some price recalibration over the past 12 months, we are now seeing a steadier market across all property types, though the strongest demand continues to be for family homes across W4. Look at longer term price trajectories; the pandemic saw a push towards larger homes, leading to a 13.3% growth in the average price of a house in Chiswick over the past five years, according to Land Registry.

The current climate offers early signs of a spring market with potential, though there continues to be an air of caution; according to Zoopla the time properties spend on the market has increased, with the average period to secure a buyer now standing at 71 days. The same report highlighted that across the wider UK property market sellers are having to reduce prices to successfully sell.
