Sharp fall in average price as number of million pound plus sales drop

After hitting an all-time high monthly average price in April there was a significant change in the type of property sold in Chiswick this month.
According to the Land Registry there were 48 properties sold during May at an average of £871,468. This represents a very sharp fall from the previous month but given the low number of transactions volatility is to be expected over short time periods.
In April over half the properties were sold for over a million pounds but this month only 18 of the 48 went for a seven figure. The most expensive home sold was a house on the Avenue which changed hands for £2,250,000.
May data from the Land Registry shows that the annual price increase in London was 9.1% still well ahead of the rest of the country outside the South East. The average price in the capital is now £475,961. For England and Wales there was an annual price increase of 4.6% which takes the average property value to £179,696 compared with the peak of £181,014 in November 2007.
The number of completed house sales in England and Wales in March decreased by 12% to 59,311 compared with 67,321 in March 2014. The number of properties sold in England and Wales for over £1 million decreased by 6% to 842 from 893 a year earlier. Repossessions in England and Wales decreased by 35% to 706 compared with 1,092 in March 2014. In London repossession sales fell by 38% to just 72 properties.
