Record breaking month for local home prices

A Grade II listed six-bedroom house in Bedford Park has sold for £4.4 million - the third highest price ever in Chiswick.
The property in Woodstock Road , which had been sold for £3.2 m in 2006, gained the distinction of recording the highest price in the area outside Chiswick Mall where river-fronting large properties regularly sell for multi-million pound prices.
In other bumper sales, a property on Grove Park Road went for £3.1 million, one on Priory Avenue £3.2 million and £3.15 million on Queen Annes Gardens all among the top ten most expensive properties sold in the area.
The figures also show that in Chiswick, the average price of a property sold in August 2011 was over £892,733. This compares to the average in the second quarter which was £660,000, but the latest figure is somewhat inflated due to the number of expensive properties sold. Higher priced homes do seem to be reported to the Land Registry more quickly.
London was the only region in England and Wales to experience an increase in its average property value over the last 12 months according to the Land Registry. The average price rose by 2.1% to £348,686.
The national House Price Index shows an annual price decrease of 2.6% which takes the average property value in England and Wales to £162,347.
The most up-to-date figures available show that during June 2011, the number of completed house sales in England and Wales decreased by 13% to 54,776 from 62,714 in June 2010. The number of properties sold in England and Wales for over £1 million decreased by 28 per cent between June 2010 and June 2011, from 644 to 465.
